SUBJECT: Potential redevelopment concept for 63xx-64xx 56th Ave. N. (Bass Lake
Road)
Ron Clark Construction (RCC) has developed several multifamily residential projects across
the metro area, including Compass Pointe at 62nd and West Broadway in New Hope, and is in
the process of developing others including Shady Oak Crossings in Minnetonka and The
Morrison in downtown Rosemount.
At the Sep. 1 work session, the EDA learned that RCC is exploring redevelopment of the strip
of buildings on the north side of Bass Lake Road (63xx-64xx 56th Ave. N.)
Since then, RCC has prepared a preliminary concept plan for a 4-story, 127-132 unit market-
rate apartment building on the site, roughly similar to The Morrison being developed in
downtown Rosemount. RCC is also working on a preliminary financial proforma and staff
intends to have information about the potential development scenario at the Nov. 17 work
session.
The concept plan is attached. Staff requests EDA discussion so we may provide feedback to
the developer about this potential project.
