KNOW ALL MEN BY THESE PRESENTS: That Andrew D. Tschudy and Esther Tschudy, husband and wife, owners and proprietors, of the
following described property situated in the State of Minnesota, County of Hennepin, to wit:
That part of Lot 31, Auditors Subdivision No. 226, described as follows: Commencing at the Northeast corner of Lot 1, Block
1 of Murray Lane Sixth Addition; thence on a bearing of South 89 degrees, 34 minutes, 30 seconds East along the North line of
said Lot 31 to its intersection with a line drawn parallel with and 60 feet East as measured at right angles from the East
line of said Lot 1, said intersection being the point of beginning of the tract of land to be described; thence South 0
degrees, 03 minutes, 00 seconds East along said parallel line a distance of 225.0 feet to the North line of Lot 2, Block 1
of said Murray Lane Sixth Addition; thence South 89 degrees, 34 minutes, 30 seconds East along the North line of said Lot 2
to the Northeast corner thereof, said Northeast corner of Lot 2 also being the Northwest corner of Holmquist Addition; thence
South 89 degrees, 40 minutes, 00 seconds East along the North line of said Holmquist Addition a distance of 403.58 feet to
the Westerly right of way line of West Broadway (County Road No. 8); thence North 34 degrees, 24 minutes, 40 seconds West a dis-
tance of 273.33 feet along said Westerly right of way line to its intersection with the North line of said Lot 31; thence
North 89 degrees, 34 minutes, 30 seconds West a distance of 277.15 feet along the North line of said Lot 31 to the point of
beginning.
Have caused the same to be surveyed and platted as TSCHUDY ADDITION and do hereby donate and dedicate to the public for
public use forever the Avenue, West Broadway, and utility and drainage easements as shown on the plat.
