• Zoning: The property and adjacent properties are zoned R-1 Low Density Residential.
• Description of Application: The applicant also owns the adjacent property at 4938 Welcome
which backs up to 4939 Vera Cruz. They propose to shift the properties' rear lot line 45
feet east, thus decreasing the lot depth of 4939 Vera Cruz from 170 to 125 feet, and
increasing the lot depth of 4938 Welcome from 100 to 145 feet.

• Property Owner: Estate of Thomas L Croal
• Property Address: 4717 Florida Avenue North (PID 08-118-21-41-0006)
• Zoning: The property and adjacent properties are zoned R-1 Low Density Residential.
• Description of Application: The house on the property is set back approximately 27 feet
from the rear lot line. The minimum setback requirement is 30 feet, so the house is lawfully
nonconforming which means it cannot be expanded. The applicant is planning a major
addition to the north side of the house. The applicant intends to cure the rear setback issue
by pursuing one of the following options prior to the Planning Commission meeting:
- Option #1: Variance to reduce the rear setbacks from 30 feet to 25 feet for the house,
and from 22 feet to 14 feet for a deck to be built on the rear of the house.
- Option #2: Purchase 20 feet of the adjacent property at 4720 Georgia Avenue North
and shift the rear lot line 20 feet west, thus decreasing the lot depth of 4720 Georgia
from 172 to 152 feet, and increasing the lot depth of 4717 Florida from 95 to 115 feet.
